The development offers a collection of 48 luxurious retirement apartments for over 65’s, in a safe village environment. The basis of the project is the design and construction of a new Continuing Care Retirement Community; comprising close care units, linked assisted living units and assisted living units, with associated mains services, external works and landscaping. The safe village environment was designed to be accessible and open with a high degree of permeability and security. The site lies on the western edge of the village of Tattenhall in South West Cheshire. The site was formerly known as Frog Hall Farm, a dairy farm which ceased production in 1996. The site covers four hectares and adjoins a residential housing estate on the west of the village.
The scheme was negotiated on a design and build basis with English Care Villages and is divided into three phases. Phase one consists of approximately 46 stand-alone assisted living units; Phase two consists of the construction of the village core; and Phase three a further 50 assisted living units. The two and three-storey apartments are grouped around parking courts linked by a pedestrian network in landscaped grounds.
The village core which is Phase two of the development, will provide facilities including: restaurant and related kitchen facilities including a bar and a private dining/function area, café, library, hairdressers, meeting and craft rooms, wellness centre including a gym, exercise studio, pool and hydrotherapy pool; and meeting and craft rooms. The village core forms the central development building and is set in landscaped grounds, featuring a Japanese Garden and bowling green.
The building materials, external works and landscaping are of a high visual standard and have been selected for longevity and low maintenance requirements. All residential accommodation will receive NHBC building defects liability certification.
The project is targeting a BREEAM Very Good rating and Code 3 for Sustainable Homes. Sustainable considerations include protection and management of newts; tree protection and tree management to maintain protected trees during the construction works.
After diligent negotiations and previous successful collaboration and delivery of phases 1 and 2, Seddon has been chosen to complete Phase 3, building a further 39 apartments, including 10 affordable homes available as shared ownership or to rent. Phase 3 will also see the creation of communal areas and landscaped gardens.
