St John’s Gardens is just located off Deansgate in Manchester. The development consists of 4 blocks in total which are Rozel Square, Porchfield, Ashill Walk & Culvercliffe, made up of 1no and 2no bedroom apartments.
During our pre-start meeting, held on-site with the customer, we designed the sequence of works, to cause as little disruption to the residents as possible.
1 week prior to commencement, we hand-delivered notification letters to all addresses. Following this, our on-site Supervisor liaised with the residents to obtain access, to paint front doors and windows, at a convenient time; additional arrangements were made to carry out weekend works where necessary.
Staircase Works – Preparation and internal painting works using Dulux Pyroshield Fire Retardant coatings to the walls and ceilings, and acrylic primer undercoat and gloss to all internal woodwork and metalwork.
External DOFF Cleaning – Due heavy build-up of moss and algae, we used a low pressure DOFF system, to avoid damage to tiles.
Internal Gutter Cleaning – We used Spacevac, a high suction hoover with an extendable lightweight pole. Connected via Bluetooth, to a camera at gutterline and phone at ground level, the operative could ensure that the gutters were free from debris; it also allowed them to check for any damage or blockages.
External Decoration work – Preparation to enable each substrate to be coated using Dulux primers, undercoats and glosses. External doors, frames, meter boxes, pipework, windows, and balustrades were painted, all using Dulux Weathershield, to provide extended life expectancy.
Pre-Paint Repairs – Carried out following our condition survey, works included fascia and soffit repairs, gutter repairs, 2 pack resin repairs using Repaircare products, and installation of new rails to fences around the development.
