Remondis saw the refurbishment of a 10,000m² vacant warehouse to form a waste transfer facility, the construction of a new build two-storey office and two new security gatehouses, the extension of an existing building to form a new laboratory. Together with the construction of a car park, retaining walls, gates and fencing.
The refurbishment of the existing 10,000m2 vacant warehouse comprised the partial demolition of open structure and an existing warehouse, including removal of existing overhead cranes, demolition of internal offices and removal of existing services, an area of new extension and roller shutter doorways, louvre openings, reroofing, replacement wall and roof cladding, external works, landscape and planting. The internal floor was subject to detailed structural work, including concreting, ACO drainage channels and resurfacing works, internal subdivisions to provide for compartmentation and bunding of chemical and process areas. Extensive mechanical and electrical installations included heating, lighting, IT/BT installations, security alarms, CCTV monitoring and lightning protection.
The extension to the laboratory comprised ground remediation and reduced level dig and the construction of single-storey, steel-frame building with brick and block construction, and Kingspan Optimo cladding panels.
The new office building works saw the construction of a two-storey building, steel-frame on strip and pad foundations, and ground bearing slab to the office block, brick and block with Kingspan Optima cladding, reduce level dig, removal of sections of an existing and construction of new retaining wall.
Seddon added demonstrable value by providing cost savings of 45k. Savings were identified for the removal of all insulation to internal Metsec walls within the unheated warehouse; re-designed the steel “lean-to” frame laboratory by removing internal columns/foundations, re-designed the drainage system which resulted in the omission of 4 4m deep manholes and changed all metal profile cladding to 40mm thick.
