As part of the Department for Work Pensions framework, Seddon was appointed to undertake refurbishment works at 45 Town Centre in Hatfield.
The project consisted of the conversion of a former self-contained retail unit into a new Job Centre Plus facility located in a busy town centre. The unit provides 825m² of newly refurbished accommodation over two floors, providing 44 front-line desks and associated accommodation, including waiting spaces, meeting/ training rooms, interview rooms, back-of-house office space and welfare facilities.
To ensure cost certainty, 60% of packages and orders had been placed prior to commencement on site. All subcontractors were appointed from our database of Constructionline approved contractors providing confidence we work with locally sourced subcontractors that are reliable, financially strong and have the capability to deliver works to our high-quality standards.
Works began with many challenges, as the former retail store had remained vacant for quite some time with previous pop up shops leaving surplus materials and fittings in place to rot. Glazing fixtures had degraded and some had been broken allowing pigeon infestation which needed to be eradicated prior to works starting on site.
During the window replacement and envelope works access was provided via mobile access equipment to avoid the requirement of a footpath closure to the main entrance and minimise disruption to the general public and adjacent businesses.
Throughout the project our delivery team gained considerable experience working in collaboration with DWP’s nominated contractors such as G4S and Senator.
