Four Oaks is a 62-bed care home for residents who demand the finest environment for quality care in the Cheshire and Greater Manchester areas. Seddon have successfully constructed a facility that combines simple elegance with modern comfort.
The scheme consisted of the demolition of an existing paint works with ground remediation to alleviate contaminants from the previous use, vibro pile foundations, traditional masonry construction with beam and block floors, trussed roof, UFH, M&E installation (including PV), dot and dab plaster, wet rooms consisting of tiled walls and vinyl non-slip floors to bathrooms and ensuites.
The design of this care home was based on the ‘Seddon Model Care Home’ which allowed the site team to make use of many of the repeatable and proven construction details. Providing Seddon with a commercial advantage, as the site team and many of the supply chain were vastly experienced in delivering such buildings.
The ‘Seddon Model Care Home’ was adapted to suit the client’s specific needs, During the Pre- Construction stages Patrick Gorman led the design team and provided the client with all the information and proposals that they required as they had no Employer’s Requirements or outline designs. This process included design of FF&E.
Kingsley Health Care intend to now use Partington as the model that they will use to continue their expansion as an organisation over the coming years.
Regular site team meetings were held to discuss and overcome any challenges with the delivery of the project and crucial areas that required design or management resource allocating and prioritising. Weekly coordination meetings were used to track progress of the packages of work that were identified as being key to achieving Practical Completion.
In order to assist the client in expediting the building becoming operational, we enabled them to gain access to part of the building 8 weeks prior to contract completion to create a marketing suite. This facility allowed them to show potential occupiers the facilities available while the rest of the construction site remained operational.
