Case Study
Painting & Maintenance have completed internal and external decoration works to communal areas across 400 properties for Rochdale Boroughwide Housing. The works were completed in two phases across Middleton and Kirkholt Estate, providing a refresh to flats, bungalows and houses.
10 in-house painters carried out the works which included internal decoration to previously painted surfaces in communal areas such as corridors, lounges, staircases, kitchens and laundry areas. We also received an extension to the programme to carry out additional works which including painting fencing and store doors at Kirkholt Estate.
Challenges
Bad weather was the primary challenge that affected the works which caused a knock to the sequence of external works. However, the team resolved this by being patient, completing minor works instead such as cleaning and small touch-ups, during bad spells of rain and wind. To prevent any delays to the programme, the team increased their labour to achieve completion on time.
Stakeholder Engagement
Working within live environments, especially within people’s homes can be challenging. Therefore, engagement with our customer and their residents was crucial for the successful delivery of this scheme. We held weekly meetings with RBH and monthly progress meetings with all involved, including the residents and carers discussing sequencing of works to ensure minimal disruption throughout the scheme.
Health and safety is paramount in all projects, however careful consideration was implemented in this scheme due to the team working in a live environment across 400 properties. During the project, the team had monthly health and safety visit from RBH and two internal visits from our SHEQ advisor, which all scored highly.
As we were working in a live environment, we delivered week commencing and 24-hour letters to each resident and carer, which detailed the works we would be carrying out. If the time and date was inconvenient, we would rearrange to a time that was more suitable.
Sustainability
Seddon take great care and extra caution in relation to the environment and the team made sure empty paint tins are collected and sent back to the local depot to be recycled. Any waste procured was disposed of safely at our own waste transfer station, CIRCLE Recycling.
Social Value
RBH directly supports three Local Pantries in the Kirkholt, Smallbridge and Freehold neighbourhoods of Rochdale. The Local Pantry Scheme provides communities with low-cost food and groceries through a membership scheme.

The project saw the replenishment to 400 properties, brightening up communal areas to make it a fresher, more modern place to reside in.
