Seddon have been working closely with Incommunites in Yorkshire to improve the quality and standard of their housing portfolio.

Working across 250 properties, works consist of the removal of existing damp and mould alongside remedial works, to prevent reoccurrence.

Remedial works include:

  • Joinery Repairs – Replacement of doors, door frames, skirting boards etc.
  • Plastering
  • Roof works – Gutter cleaning, roof tile replacement, new fascia boards and soffits
  • Ventilation Improvements - Replacing fans, extractors and PIV installation

This helps to create a safer, healthier and happier homes.

Outcomes and Benefits
Damp and Mould in a house can lead to a variety of health issues. Seddon have conducted the removal and preventative treatment of any visible damp and mould within the properties, ensuring longevity and preventing further damage.

Customer engagement
Working within live environments, especially within people’s homes can be challenging. Therefore, engagement with our customer and their residents is crucial for the successful delivery of this scheme Seddon communicate daily with Incommunites via a dedicated intranet site, which includes all progress updates and live costings, enabling Incommunites to access real time project data 24/7.

In addition, regular stakeholder meetings are held, ensuring open and honest communication and to strengthen project team relationships.

Material Specification
When working with damp and mould, product specification is key to prevent further reoccurrence. Seddon decided on a mix of Wykamol and Dulux ICI paint and finishing products, both of which incorporate advanced technologies. Wykamol consists of hollow glass beads that act like miniature thermos flasks, blocking out thermal energy which can cause moisture that contributes to mould growth.

Whilst the Dulux product offers strength against the elements, with its flexibility and better adhesion.

Challenges
During this project we have faced some new challenges with communication. There has often been a language barrier making it difficult to liaise with some residents. We have managed to resolve this with careful consideration, respecting new and different cultures and often liaising with younger family members.

Environmental Impact
Seddon take great care and extra caution in relation to the environment and the team made sure empty paint tins are collected and sent back to the local depot to be recycled. Any waste procured is disposed of safely at our own waste transfer station, CIRCLE Recycling.

The team also adopt the use of water-based products which are significantly less harmful to the environment compared to solvent-based paints. Water-based products also contain fewer toxic chemicals, minimising the risk of any health-related side effects such as respiratory issues, headaches and dizziness.

Seddon understand the importance of doing whatever we can to reduce our carbon footprint. During this project, the team promotes the use of van sharing combined with local labour to reduce our carbon emissions.
