Seddon’s Painting & Maintenance team have completed internal and external decoration works to communal areas across a number of properties in Oldham and Rochdale for Housing21. Housing21 is a not-for-profit provider for extra care and retirement living in 215 local authority areas.
Six in-house painters carried out the works which included internal decoration to previously painted surfaces in communal areas such as corridors, lounges, staircases, kitchens and laundry areas.
External decoration consisted of concealing woodwork to fencing around the properties to notm only provide a protective finish but to also refresh the surrounding area. Carpets were also replaced by two carpet fitters from Winton Flooring, a long-standing subcontractor who has worked on numerous projects over the years. Dulux Standard emulsions, undercoat and gloss were used to refresh and brighten up the communal spaces.
Careful Planning
We have a strong relationship with Wayne Dickinson, Senior Project Manager, at Housing21, as we have worked with him on numerous projects prior to this scheme. The programme was extremely tight, with 150 properties to decorate in under 20 weeks.
To ensure consistent communication, pre-start meetings were arranged ahead of each scheme ton discuss the scope.
These meetings also offered the opportunity for the customer and our team to gain further clarity on the programme if required.
Stakeholder Engagement
It was important to keep all residents informed on the progress of the project, prioritising open and honest discussions through ‘coffee mornings’. This provided residents with the opportunity to get involved with the colour selecting process to refresh to communal areas. During these relaxed meetings, we also reassured them that there will be little impact to their day to day lives.
Environmental Impact
Seddon take great care and extra caution in relation to the environment and the team made sure empty paint tins were collected and sent back to the local depot to be recycled. Any waste procured was disposed of safely at our own waste transfer station, CIRCLE Recycling.
The team also adopt the use of water-based paints which are significantly less harmful to the environment compared to solvent-based paints. Water-based products also contain fewer toxic chemicals, minimising the risk of any health-related side effects such as respiratory issues, headaches
and dizziness.
Seddon understand the importance of doing whatever we can to reduce our carbon footprint. During this project, the team promotes the use of van sharing combined with local labour to reduce our carbon emissions.
Outcomes & Benefits
The project was successfully completed on time and within budget whilst ensuring disruption was kept to a minimum. The communal areas across the 150 properties now have a complete refresh for the customer and the residents. It is always rewarding to provide a brighter, happier environment for residents to surround themselves in.
