This project consisted of 1.4 hectares within the South Rings Business Park that included a three-storey office facility, a start-up business unit and a health and fitness club. A conference area also forms part of the office facility to the frontage to the building.
The office development included a reduced level dig, pad and strip foundations and the construction of a three-storey, steel-frame building of approximately 3.780m2. External walls were part facing brick and colour panels of masonry facing blocks.
The building consists of foyer and reception area, general office areas, two passenger lifts, circulation areas, shower room, maintenance and plant room to CAT A fit-out. Externally the scheme included car parking facilities with lighting, drainage, pedestrian paving and access ramps, as well as hard and soft landscaping, waste disposal store and a smokers refuge.
Seddon ensured there was unobstructed access along the full length of the estate road and access to the existing buildings was maintained at all times. The offices and new leisure facilities are accessed via the existing estate road, serving several occupied premises.
The business park is a gateway to Preston and South Ribble from the regional motorway network at Junction 29 of the M6 at its intersection with the M65. The office development achieved a BREAAM rating of “Very Good” as well as receiving a Considerate Contractors Score of 32.5.
