This scheme is a land led turnkey project with land flip opportunity in partnership with Accord Housing Association. Working with Accords in-house Architectural Team, a planning application was successfully submitted to deliver the optimum number of units to make the scheme viable in terms of both the land and construction value.
The works comprised the construction of 39 two-storey timber frame houses and 24 apartments in a three-storey block.
During the design and early stages of construction, the scheme was subject to a successful value engineering strategy based around the management and reuse of subsoils within the development.
There were several challenges to a timely start on-site and on-time completion but due to the experience of the allocated management team and their management of effectively, two construction sites, methodical and robust pre-construction preparation, implementation, management and monitoring of the works, the scheme was completed on time and with no incidents.
With two different build methods (timber frame for the houses and traditional masonry for the apartments), our Contracts Manager, Chris Bennett effectively coordinated the two sites in terms of simultaneously utilising two different types of subcontractors and workstreams.
The project was handed over successfully on time and within budget with excellent client feedback.
