The project is a full refurbishment internally and externally to Claremont Court which is a three-storey building in Bolton, Greater Manchester.
Internal works to 12 flats and communal areas include full kitchen and bathroom refurbishment including heating and fire stopping works in the communal areas.
External works include replacement windows, re-roofing and structural works.
The opportunity came from the Bolton at Home framework which Seddon Housing Partnerships are part of.
The project was due to start in March 2020, but due to the COVID pandemic, works were delayed and started in November 2020 (first block). We are now looking at a February 2021 completion date, this has taken into consideration social distancing measures and the programme has been updated to reflect this.
The full scope of works to all blocks include:
- re-roofing
- roofline
- rendering
- window replacement
- fire stopping
- structural works
- new gas main
- full internal refurbishment of kitchen and bathrooms (flats and communal areas)
Due to the delay, Seddon Housing Partnerships started on site in November and have currently erected scaffold to start external works.
Internally the 12 properties within this programme (block one) have been fully ripped out and work commenced on fitting new kitchen and bathrooms.
Challenges to date
Vulnerable residents were identified within our resident profiling. Our start date was pushed back slightly to accommodate those affected residents. We are working closely with Bolton at Home to ensure extra support is in place to assist.
