Seddon successfully delivered the Oakfield 4 new commercial office building for Muse Developments to specialist requirements of their new tenant Dow Chemicals.
Works comprised the design and construction of a new two-storey office and laboratory building, including associated external works and drainage, comprising:
- 29,590 sqft GIFA/ 26,124 sqft NIA
- 95 car parking spaces and 2 motorcycle spaces.
- Ground floor will include core facilities (WC’s, reception, lift and stairs), Cat A Laboratory space and Shell only Machine/Materials space, First Floor Cat A office accommodation and core facilities.
- EPC ‘B’ rating.
The scheme was constructed within an existing and operational business park which meant carefully coordinated traffic management and delivery schedules were developed to ensure the safeguarding of employees and minimal disruption of neighbouring businesses.
The scheme was unique in the way that the property owner and client, Muse Developments had in place a tenant, Dow Chemicals Ltd. Our project delivery team regularly liaised with Muse Developments to ensure both the client and end-user specialist requirements were being achieved throughout the delivery.
Seddon has built upon an existing working relationship with Muse Developments having completed two commercial office buildings within the same business park. This enabled our project team to work efficiently and effectively with an understanding of the client’s high-quality standards.
There were many challenges throughout the project including initial groundworks causing a delay and the steel frame contractors going into administration. Our delivery team worked with dedication to ensure the project was delivered on time and to agreed budget requirements.
The new facility provides Dow Chemicals Ltd with a modern, user-friendly two-storey self-contained office and laboratory accommodation with flexibility of use, capable of future subdivision with the potential to enable use by various occupiers.
