The scope of works included the strip out of existing finishes, construction of new partition walls, installation of new M&E services, ceilings, flooring, decoration along with new fire doors and fire compartmentation. Seddon also developed the Universitys RIBA stage 3 design to Stage 6.
Our experienced and trusted team who have previously worked with the University and built a great working relationship, gave the University confidence to allow Seddon to start construction works whilst the design was being concluded and before all works had been fully priced.Due to the taut programme Seddon were able to accommodate the peaks and troughs of workload and high volume of Summer projects, using business wide resource to supplement our team to meet and exceed the University of Derbys urgent requirements.
To ensure relationships were maintained we engaged collaboratively throughout the programme with varied stakeholders, the estates team, teaching staff, the Universitys nominated specialists for BMS works and campus security. We relied on honest and transparent communication on all aspects of the project. This included diffculties with other occupants in the building, not vacating work areas that was agreed and on programme. After collaborative discussions that involved programme mitigation and costs that were involved in deviating, from the programme, wewere able to keep to the programme on schedule, and complete the programme on-time.
Challenges
Our three main challenges on the project were:
• Short lead in to price and procure subcontractors to undertake the works, resulting in agreement to open book pricing and procurement of works beyond start on site.
• Tight programme of works, exacerbated by AirBus remaining in situ on the 2nd floor, impacting the programme of works by 12 days. By resheduling the activities and working extended hours and weekends, a project completion date of 19th September was achieved (six days later).
• Short lead in to develop the stage 3 design to construction status, required weekly design team and Client meetings to resolve on site queries and outstanding design issues as they arose
