The project consisted of the dilapidation works of Castleway House for the end of lease agreement, so the building can be handed back over to the landlord for re-leasing. A five-storey building, Castleway House is a multi-use commercial property with office accommodation.

The works were led by our Operations Manager, Steve McArdle, who oversaw a team of 50 site personnel from various specialist trades. Steve was also supported by two Black Hat Supervisors, who managed the team throughout the highly condensed 4-week project.

Overview of Works
The scope of works involved a partial refurbishment of 4 levels of office space, consisting of:
• Electrical strip-out
• Testing and commissioning
• Flooring
• Decoration
• Cleaning
• Landscaping
• Fencing

Careful Planning & Coordination
As the programme was extremely condensed, the team ensured that the works ran smoothly to complete to project within the given timescales. Throughout the project, subcontractors were given daily briefs, providing them with clear instructions which enabled a strong work ethic on-site.

The team also made to conduct daily inspection routines for any equipment they used, ensuring that they upheld high health and safety standards in compliance with regulations.

 

Challenges
The main challenge we encountered during the construction phase involved receiving flooring tiles from the manufacturer, with the flooring contractor subsequently installing three levels of these new tiles, only to later discover that they were defective due to issues in the manufacturing process.

This was overcome by the manufacturer attending site swiftly to survey the faulty goods, and then agreed to pay all costs to help resolve the predicament.

The team therefore removed the three levels of flooring we had recently installed, ordering an entirely new product within a short three-day window, and then reinstalling the floors during the last week of the project. Despite this, the project was completed both on time and within budget due to our forward-thinking team and their ability to resolve problems.

Client Engagement
As the client was situated on site for the duration due the extremely condensed programme, they benefited from observing the works first-hand. This means client engagement was direct and communication was consistent.

Environmental Impact
Seddon take great care of the environment; therefore, all empty paint tins were sent back to the local depot to be recycled. As well as this, segregation was actioned to ensure plasterboard and general site waste were separated.

Outcomes and Benefits
Despite the tight schedule and the issue related to the faulty tiles, the project was still completed on time and on budget. This was due to everyone’s commitment to the project who provided the desired resources to be able to deliver on time.

The client was delighted that the works were finished on schedule and to standard. This allowed the client to hand the building back to the landlord at the end of lease in excellent working order, ready for re-leasing.
