Works comprised internal strip out back to shell, envelope alteration including new curtain walling with automatic entrances, roof repair and remedial works, new mezzanine floor foundations, internal alterations, relocation of incoming services and external works.

Seddon successfully delivered the alterations and refurbishment of the former Comet unit at Capitol Retail Park on behalf of The Royal London Mutual Insurance Society to provide lettable space for a new Furniture Village. Works were completed within a live retail park, maintaining full operation to adjacent retail units and full pedestrian access. The project was handed over on programme, and we successfully accommodated 12 client variations within the contract period.

To achieve project success a collaborative process with clearly defined roles was required. We developed a strong working relationship with the client, The Royal London Mutual Insurance Society Limited, hosting regular meetings to provide information/updates on the progress of design, procurement/construction, as well as exchange information on key issues related to delivery, construction works, the surrounding areas or any other matters deemed necessary.

The nature of our collaborative approach led to Seddon achieving practical completion to programme, whilst accommodating 12 client variations. These included additional external works; Changes to windows/roller shutters; additional incoming services. Led by Damian Teal contracts manager the team offered added value through proposing the reuse of existing steel to support the new roof structure, which also provided environmental benefit through recycling.

The project involved working in a live retail park, maintaining extensive pedestrian access across the front of the retail park. Key stakeholders included Waitrose, Boots, Maplin, Pets at Home, Next, Gap, Home Sense, TKMaxx and Frankie & Bennys. We reviewed the delivery of the project in detail with The Royal London Mutual Insurance Society, and established how we could deliver the scheme safely within the existing retail park, providing detailed methodology and logistics plans.
