Working collaboratively with IM Properties, the F2 and F3 development located close to the M42 within the Blythe Valley Park in Solihull, was successfully delivered on time, to budget and high-quality expectations.
The project, won through a competitive tender process, involved the construction of two new modern contemporary office buildings, along with associated external works. The works consisted of traditional construction on a greenfield site located on an existing live business park close to the M42.
Plot F2 consisted of a speculative two-storey office building spread over 15,000 sq ft, with a central core arrangement for the collaborative use of the end-users. The new building has floor-to-ceiling glazed panels utilising natural sunlight, solar shading and a rainscreen feature at the main entrance.
The new F3 building offers 17,000 sq ft open plan office space with bi-modular cladding. Similarly, to Plot F2, the building also features floor-to-ceiling glazing to create a light transparent facility which is shaded by horizontal brise soleil.
Both buildings were built to BREEAM ‘Very Good’ standard with the option to upgrade to BREEAM ‘Excellent’. The scheme was registered with the Considerate Constructor Scheme achieving very high scores on both visits such as 38 and 40 out of 50 and, scoring Excellent in all categories.
