Arawak Walton Programe of Works

Seddon Construction were appointed as principal contractor for the external decorations of various schemes on behalf of Arawak Walton Housing Association, a long-standing client. Our Painting and Maintenance team have built a trusted two-way relationship with them over the past three years, through delivering a quality product, maintaining a high level of customer satisfaction and encouraging positive resident engagement.


Works included external decoration to previously painted surfaces and cleaning to all uPVC elements and gutter lines. Internal decoration also took place to communal areas such as corridors, lounges, staircases, kitchens and laundry areas. 


We also undertook fencing works on a portfolio of properties in Hulme; following an extensive survey of the fencing in the area, we were instructed to do repairs to fences before repainting. In certain instances the fences were unfortunately beyond repair so had to be replaced. The fencing was a mixture of metal palisade and wooden fencing panels.

How we deployed resources to support successful delivery
To ensure all works were delivered on time and within budget, we used a mixture of direct labour and subcontractors to make sure resource was allocated to support the successful delivery of the schemes.
Before works started, a progamme and sequence of works was produced and agreed with the client. We are successfully achieving the agreed programme, delivering 10 homes a week on both the external decoration and fencing scheme which are running concurrently.

As part of our role, delivering successful outcomes for Arawak, we agreed the following processes to enable the smoothing of works on the project:
Sequence of tasks and programme – understanding the property portfolio by surveying in advance and agreeing scope of works and cost. Agreed programme of works and sequence of operations.


Role of Site Supervisors – Coordinated and managed daily activities along with liaising closely with Irwell Valley Homes representatives and Scheme managers.
Role of Painting Site Team – Carried out tasks in line with Arawak Walton site specific specification to a high standard with zero defects.
Sign off processes – Interim quality inspections have been carried out by the Site Supervisor and Dulux to monitor and record preparation and coating systems that have been applied, in line with the manufacturers specification.
Social Value – We have been able to utilise three apprentices on this scheme two from our own direct workforce and one through our supply chain used on the project. We ensured we utilised the local supply chain, both subcontracting packages and also procuring materials needed to complete the projects.


Our customer is currently acting as principal designer and contract administrator to the project.


Prior to the works starting on site, the leaseholders were involved in the consultation process. This was led by Site Supervisors and dedicated Resident Liaison Officers. Consultations included drop in coffee mornings, door to door visits, letter drops etc. all of which were done to ensure the resident/leaseholder are/were kept informed at all stages of the project.


Health and Safety: Seddon in-house SHE advisors regularly visited/visit site to conduct audits and inspections alongside Arawak Waltons in house health and safety team.
The site supervisors who are allocated to this project are SMSTS qualified and have years of experience, enabling them to identify potential site risks every day and liaise closely with our site team.

As part of their role on this programme of works they are for ensuring the below are completed: 

  • Daily toolbox talks
  • Signing on to RAMs/CPP
  • Risk Register
  • Site Diary
  • Checklists (Ladders/MEWPs)
  • Resident Consultations/Duty of Care

Contracts Manager John Rowe liaised/ is liaising directly with an Arawak representative and is ultimately responsible for advising and actioning any decisions that need addressing on the project.


Evidence of successful delivery
The projects delivered under this programme of works, completed so far, have completed on time, within budget with zero accidents, near misses or defects.
