This project consisted of fire improvement works for Citizen to a 17 storey occupied high rise located in Coventry.
The properties are a mix of one and two-bed flats and the high rise sits amongst the densely populated area of Hillfields.
Works comprised removal and replacement of all communal glazed screens, meter cupboard and fire compartment doors, together with the front doors to each of the flats. This included replacing fire safety signage, redecoration to communal areas, new flooring and a new metal door to the plant room on the roof. Additional works were carried out within the communal landings of each floor and the entrance / front door to each flat, together with the communal staircase which is the only means of escape.
These works were undertaken with Permadoor of the Epwin Group and the finished items look exceptionally good. There were a couple of items that required attention which were technically investigated. The first apartment had a ‘pilot’ door installed to allow all involved to identify any items in one instance that could replicate itself on all other dwellings. Once the pilot door was installed, it became apparent that the original door closer needed to be upgraded as the air exchange when closing was greater than the strength of the hydraulic arm.
Due to the extremely stringent fire door accreditations, Permadoor sourced the upgraded closer and had it fitted and tested to ensure suitable operation was provided.
During the installation, planning and consultation period, our Project Manager, Mark Littlejohn developed and implemented a detailed audit programme, which Permadoor were requested to follow for every door installed. Alongside Seddon, Permadoor implemented an approved audit document that suited Citizen's needs and have subsequently opened it out to all future fire door installations.
All doors were successfully installed to an agreed programme and Permadoor worked with Seddon on a totally collaborative and inclusive basis. All parties were consulted and as such represents a perfect example of a partnership mentality to conclude a successful scheme. Citizen also wished to involve a third-party independent assessor to audit Permadoor’s works and commented that he had never visited a fire refurbishment contract and been able to sign off 100% of the doors installed.
