Located in the heart of Manchester City Centre this early 20th-century former cotton warehouse has been refurbished into a contemporary apart-hotel with a penthouse for Cringle Corporation.
The building located in the city centre once refurbished consists of 41 apartments, a rooftop extension, and a basement level fit-out to shell and core providing potential commercial, retail and further leisure facilities.
The building comprises of a new penthouse structure containing a two-bed duplex and seven one-bed duplexes, all with external terraces and floor to ceiling windows; and the reinstatement of the existing floors to create 15 one-bed hotel rooms and 18 studio rooms with original iron columns and exposed feature brickwork. All the rooms benefit from en-suites, kitchenettes and living/dining areas.
Due to the busy location of the scheme, careful logistic plans were put into place to ensure the safety of the general public, site team and stakeholders. The site is also located opposite a canal, therefore there has been careful coordination of the works ensuring a safe and efficient delivery and providing minimal disruption to local businesses and the public.
The site is located on Canal Street in the heart of Manchester’s LGBT+ Community, therefore during the Manchester Pride celebrations, the site hoarding and scaffolding represented the LGBT+ Pride flag.
Cringle Corporation has already secured boutique services apartment operator Staying Cool for the development, which has resulted in our Seddon delivery team engaging regularly with all stakeholders ensuring the restoration and renovation works are in line with business function and expectations.
Works include the soft strip and demolition and replacement of part of the original iron and steel frame, new timber floors including fire protection, drylining and ceiling installation.
The roof has been removed and a new concrete deck with 2-storey lightweight steel frame (SFS) extension with new cladding and roof to extension has been installed.
The mechanical and electrical services works will include the installation of air conditioning, heat recovery ventilation, boosted hot and cold-water services, a sprinkler system, a smoke operated fire damper system, sanitary and above ground drainage.
Electrical works will comprise, power, a complex internal lighting system with mood-setting and reception control, external lighting, data, fire alarms and access control.
Further works will include Fixed Furniture and Equipment (FFE) installation, finishes and decoration to high-quality expectations.
